Why Tabacon
Two decades of working on Hudson Valley properties, and a few things we do differently.
Roofs and siding get low-pressure soft washing; driveways and concrete get power washing. Matching the method to the surface is what keeps a clean from turning into damage.
Working here since 2003 means we know what Hudson Valley weather does to wood, siding and roofs — and what it takes to bring them back.
The same crew handles a single driveway and a full commercial building, so the standard does not change with the size of the job.
Biodegradable cleaning solutions and low-moisture methods, chosen so they are safe around your planting, your pets and your people.
Where We Work
Family-owned and based in the Hudson Valley. From Cold Spring outward, we clean homes and businesses across these communities:
Putnam County
Cold Spring is a village on the east bank of the Hudson River in the Town of Philipstown, in western Putnam County, tucked between the river and the Hudson Highlands. Main Street runs downhill from the hills to the riverfront, and the streets around it are lined with nineteenth-century houses built close together: painted clapboard, brick, porches, shutters and detailed trim, many of them dating from the years when the West Point Foundry made the village an industrial town. Older materials, tight lots and the damp air off the river are what shape exterior cleaning here.
On houses this old, the cleaning has to be gentle. High pressure lifts paint, chews into soft wood and old mortar, and forces water behind clapboard, so we wash siding, brick and roofs at low pressure with a soft wash that takes off the grime and green growth without that damage. Because so many village houses sit a few feet from their neighbors, we work carefully around shared walls, fences and plantings, and wet down beds before we start. Up the hill and out into Philipstown, the houses get bigger and the lots more wooded, with decks and windows that face the river and the mountains. Along Main Street we also clean shopfronts, entryways and sidewalks for the businesses that serve the village's visitors.
Life by the Hudson keeps exteriors damp. Morning mist off the river and the shade of the steep hillsides mean walls, porches and stone steps dry slowly, so mildew and algae settle in, especially on the north sides of houses and under porch roofs. Spring brings pollen from the wooded slopes of the Highlands, and summer humidity in the river valley speeds up the green growth. Autumn fills the gutters with leaves from the hillsides, and in winter the wind funneling down the river drives rain and snow hard against the river-facing walls, which is where the grime shows first in spring.

Questions
Yes. Old clapboard, painted trim and brick need a gentle approach, so we wash at low pressure with a soft wash rather than blasting the surface. It removes the grime and green growth without lifting paint, eating into old mortar or forcing water behind the boards.
Yes. Close-set houses are normal in the village. A soft wash doesn't need room to blast from a distance, and we take care with fences, shared walls and the neighbor's plantings. If access to one side goes through a neighbor's yard, mention it when you ask for a quote and we'll plan around it.
They take the weather. Wind coming down the Hudson drives rain, snow and grit against the river-facing side, and the mist off the water keeps it damp, so grime and algae build up there first. A house wash clears it, and it often only takes cleaning that side more often to keep the whole house looking even.
Yes. We work throughout Philipstown, including Nelsonville, Garrison and the North Highlands, and across the rest of Putnam County.
Yes. Stone steps, brick paths and walkways on Cold Spring's shaded hillsides rarely dry out, so they grow moss and algae and turn slippery. Walkway cleaning lifts the growth and dark staining, which makes them safer underfoot as well as better looking.
Yes. We clean storefronts, entryways, sidewalks and windows for businesses on Main Street, and we can schedule the work outside opening hours so it doesn't get in the way of customers on a busy weekend.
Yes. Windows that face the river collect a film of spray, pollen and grime that blurs the view. We can clean them in the same visit as a house wash, so the glass isn't spotted afterwards.
Late spring, after the pollen from the Highlands has fallen, is the best time for a house wash, and it gets ahead of the summer humidity that feeds mildew. Gutters are best cleaned in late autumn, once the hillside trees have dropped their leaves.
