Why Tabacon
Two decades of working on Hudson Valley properties, and a few things we do differently.
Roofs and siding get low-pressure soft washing; driveways and concrete get power washing. Matching the method to the surface is what keeps a clean from turning into damage.
Working here since 2003 means we know what Hudson Valley weather does to wood, siding and roofs — and what it takes to bring them back.
The same crew handles a single driveway and a full commercial building, so the standard does not change with the size of the job.
Biodegradable cleaning solutions and low-moisture methods, chosen so they are safe around your planting, your pets and your people.
Where We Work
Family-owned and based in the Hudson Valley. From Katonah outward, we clean homes and businesses across these communities:
Westchester County
Katonah is a hamlet in the northern part of the Town of Bedford, in northern Westchester, surrounded by the reservoirs that feed New York City's water supply. Its center is unusual: many of the houses on its streets were moved to the present site in the 1890s, when the reservoir system claimed the original village. So the hamlet is full of older wood-sided houses with porches, trim and clapboard that are well over a century old, and beyond the center the roads wind through woods and stone walls to colonials and larger homes on wooded lots. Old wood and deep shade are what shape exterior cleaning here.
Older clapboard and painted trim are exactly the surfaces that high-pressure washing ruins, by lifting paint, gouging soft wood and driving water behind the boards. We wash siding and roofs at low pressure with a soft wash, which takes the green growth and grime off without that damage. With the reservoirs, streams and wetlands all around Katonah, the cleaning solutions we use are biodegradable, and beds and plantings are wet down before we start and rinsed again afterwards. Plenty of Katonah households commute into the city on the Harlem Line, and that suits this kind of work: nothing we do needs you at home, so the job gets done during the day and we let you know when it's finished. Along Katonah Avenue we also clean shopfronts, entryways and walkways.
Katonah lives under a heavy tree canopy, and the year shows it. Spring brings a thick coat of oak and pine pollen that turns porches, windows and outdoor furniture yellow-green. Through the humid summer, the shaded north and east sides of houses and roofs grow algae and mildew, often in the same spots every year. Autumn fills gutters with leaves from the big oaks and maples, and in winter the shaded walks, steps and patios stay damp and pick up moss and dark staining that shows once the snow melts.

Questions
Yes. Older clapboard and painted trim need a gentle approach, so we wash at low pressure with a soft wash rather than blasting the wood. It takes off the grime and green growth without lifting paint or forcing water behind the boards.
Shade and moisture. Under Katonah's tall trees, the north and east walls and roof slopes rarely dry out fully in summer, so algae and mildew take hold there first. A soft wash clears it, and keeping on top of it every year or two stops it building up again.
We use biodegradable cleaning solutions, and we wet down beds and plantings before we start and rinse them again afterwards. If you have a stream, pond or wetland close to the house, mention it when you ask for a quote and we'll plan the job around it.
Yes. We work throughout the Town of Bedford, including Bedford Hills and Bedford Village, and in neighboring Mount Kisco and Somers.
Once the spring pollen has settled, usually late spring or early summer. The oaks and pines here drop so much pollen that a house washed before it falls looks yellow again within days. Gutters are best cleaned in late autumn, after the leaves are down.
Yes. Shaded stone patios and walks around Katonah stay damp for much of the year and pick up moss and dark staining. Patio cleaning lifts the growth and grime off flagstone, pavers and concrete, and the stone looks much closer to its original color afterwards.
Yes. We clean storefronts, entryways, sidewalks and windows for businesses in the hamlet, and we can schedule the work outside opening hours so it doesn't get in the way of customers.
Roofs that sit in shade most of the day stay damp after rain, and that is where algae, which shows up as black streaks, and moss settle in. Fallen needles and leaves hold the moisture against the shingles too. A low-pressure roof wash clears the streaks and growth without stripping the shingle granules the way a pressure washer would.
At least once a year in late autumn, after the oaks and maples have dropped their leaves. Houses with pines or oaks right overhead often need a second clean in spring, when needles, seed pods and pollen wash into the gutters and clog the downspouts.
